So many people want to become homeowners and are just not sure how to. I've put together a few simple steps you can take to make your goal reachable.

ESTABLISH A TIMELINE
When would you like to be in your new home

KNOW YOUR CREDIT SCORE
Find out what your credit score is, A 640+ is needed to acquire a loan to purchase a home.
Possibly improve your score by: paying down debt, making additional payments on top of your minimum payment to all creditors; at least $20 more each month. Arrange settlements. Stay within 75% of your credit limit. Check your score & report periodically, fraud is real.

START SAVING
For example: If your timeline is 2 years and you need $6000 as a total cost to save $6000/24= $250. $250 is what you need to put away to be ready at settlement. If you have a TSP account, bonds, a trust or other funds that you can borrow from. Those are quick ways to get a lump sum of money within a short period of time.

AVOID BIG PURCHASES
Lenders are known for getting all the way to the end of the process of approving a loan and denying it due to the borrower(s) making large unnecessary purchases right before closing. These purchases were not considered when the loan was originally pre-approved and may change the dynamics of the debt to income ratio among other things.

KNOW YOUR BUYING POWER
Get pre-approved, get pre-qualified, ultimately APPROVED by a lender, bank, credit union or financial institution. I have great partnerships with several loan officers who can get you approved and clear to close if your credit score is up to par.

DETERMINE WHERE YOU WANT TO STAY
Do your research of the areas you're interested in living in, maybe raise children in, plan to walk around and network in.

DEVELOP A LIST OF MUST HAVES VS. DEAL BREAKERS
Be reasonable. Lots of people have million dollar taste on an average budget. Assess your needs vs. wants. Decipher what you must live with or can't live without.

THINK NOW & THINK FUTURE
We are all getting older. Consider stairs, number of levels, noise levels, neighbors, future area developments.

Touring homes is a tedious experience that brings joy when clients step one foot in to their new home the very 1st time and claim it before getting past the foyer. MAKE AN OFFER
When serving buyer clients my goal is to help clients get the best home "their" value can buy. Asking for seller contributions, home inspections, home insurance and appraisal contingencies.​

GO TO CLOSING
The day of settlement, arrive early, ensure your funds are in escrow, prepare to sign tons of paperwork, get your keys, ask the sellers any questions. Thank God for a successful transition in to a sought out goal of many - HOME OWNERSHIP!
